STEP TWO :
Choose a Builder

First you need to determine if you are going to hire a general contractor or build the home yourself. In an ideal world, you know everything about the construction process and are loaded with contacts to complete the different portions of the process.

But often, the better choice is to hire a general contractor that can help you in every aspect from the design forward. Their experience and contacts (sub contractors) are invaluable and will save you time and worry, however, this comes at a price (typically 20-30% of the total building cost).

If your county will allow, and you have the time, consider being a self-contractor on the project. You do not have to know everything about the construction process to do this yourself, however, you have to be willing to spend time in research.

If you do not have experience in building, it is important to hire a construction supervisor that can be there for you on a regular basis, hands-on, to watch the progress of the construction. You will/may have to provide your own subs and acquire the different building materials, but you can get a larger savings and have the satisfaction of saying you were your own contractor. The fees for a construction supervisor will vary, but it is usually an hourly fee.
